The Existing Condition:
What appeared to be a worn, aging elevated deck revealed widespread structural deficiencies beneath the surface. Severe sagging, improper framing methods, moisture intrusion, and underbuilt stair construction had compromised the deck’s safety, stability, and long-term performance - requiring a full structural rebuild rather than cosmetic repairs.
Why It Was a Problem:

The deck had sagged nearly 8 inches, indicating major structural instability.

Floor joists were undersized for the span and improperly spliced mid-span, creating weak hinge points throughout the framing system.

Missing ledger flashing allowed water intrusion that caused excessive rot to the home’s rim joist.

The original stairs lacked proper bottom footings, reducing structural stability and increasing long-term movement.

The 42-inch-wide staircase was underbuilt with insufficient stringer support for the span and load requirements.

Aging framing, outdated railings, and deteriorating components compromised overall safety.

Existing posts and foundational supports did not provide the level of stability required for a long-lasting elevated structure.
The Solution:

Full demolition and rebuild of the elevated deck structure.

New framing constructed with properly sized, full-length dimensional lumber.

Eliminated all mid-span hinge points to create a stronger, more rigid structure.

Installed new ledger flashing to divert water away from the home and prevent future rim joist rot.

Completely rebuilt the staircase with four properly spaced stringers for improved support.

Added a new center support beam beneath the stair system.

Installed new concrete footings below grade for long-term stability and frost protection.
