A multi-family conversion left behind an awkward staircase and wasted square footage. We fixed both, while adding transformations that hold their value.

Staircase Redesign & Space Optimization
Somewhere during this home’s 85-year history, it was converted into a multi-unit property. During that process, the original staircase to the second floor was closed off, leaving behind an inefficient L-shaped staircase that also made access to the basement difficult.

10 Point Construction removed the L-shaped staircase and installed a straight staircase in its place. We also eliminated the unused access point to the second floor and reclaimed square footage in the main living space that had been stuck in limbo for decades. That area now functions as a proper hallway closet and has opened up the hallway, creating a better flow between the living room and the kitchen/dining area.

Bathroom - Full Gut & Reimagine
This bathroom hadn’t been updated in decades and it showed. We stripped everything back to the subfloor and addressed the underlying issues. The toilet was relocated to a place that better fit the homeowners needs, the vanity repositioned, and the room finally got an exhaust fan it had been missing for years. Wall fixtures were updated, and a recessed medicine cabinet was installed, giving the space room to breathe. Overhead, cedar planking adds a thoughtful, elevated detail - proof that small rooms can feel intentional, not just finished. The footprint stayed the same, but the feel of the room was completely transformed.
