Deck Rebuild Reveals Hidden Structural Rot

What looked like a straightforward deck rebuild exposed severe hidden rot behind the siding. We identified the structural damage, presented a clear change order, and rebuilt the affected framing to create a safe, code-compliant foundation for the new deck.

An Unexpected Discovery

The Existing Condition:

After removing the existing deck ledger board, we discovered extensive water damage and rot in the rim joist above the garage opening. The deterioration had been hidden behind the siding for years and was not visible during the initial inspection.

Why It Was a Problem:

  • The deck ledger board was attached to structurally compromised framing.

  • The rim joist had extensive rot caused by long-term water intrusion.

  • The damage was hidden behind the siding and could not be detected during the initial site visit.

  • Installing a new deck without addressing the rot would have created a serious safety risk.

  • The newly discovered structural repairs were outside the original scope of work.

The Solution:

  • Documented the hidden damage with photos and a detailed explanation.

  • Issued a written change order outlining the revised scope and cost.

  • Removed all rotted framing and deteriorated materials.

  • Installed a new pressure-treated rim joist and structural reinforcement.

  • Re-established a safe, code-compliant attachment point for the new deck.

  • Continued construction only after the homeowner approved the additional work.
