Existing Conditions
The existing structure was too small, too steep, and did not meet current code requirements. It was also severely deteriorated from years of exposure.
During demolition, the structure began coming apart, confirming just how compromised it had become. The wood was extensively rotted, and many of the fasteners had completely rusted away.
Our Assessment
Simply rebuilding the existing structure was not the right solution. The new stairs needed to provide safe, code-compliant access to a second-floor landing approximately 12 feet above grade.
To achieve the appropriate number of stairs while maintaining proper rise and run requirements, the layout needed to be redesigned. An additional landing was incorporated into the plan to create a safer and more functional path to the second floor.
The Solution
The deteriorated structure was removed and replaced with a newly constructed second-floor porch, balcony, and stair system designed around the home's existing layout.
The new design includes a properly sized stair system and intermediate landing to safely reach the elevated second-floor space while meeting code requirements.
For the finished deck surface, we used TimberTech Advanced PVC decking in Castlegate. This lightweight material provides the appearance of natural wood with exceptional durability and is backed by a 50-year warranty.
Project Outcome
The completed project replaced a severely deteriorated and unsafe structure with a new, functional outdoor space designed for long-term performance. The redesigned stairs and landing provide safer, code-compliant access to the second-floor apartment, while the new balcony creates a durable and attractive outdoor living area.
