1. We Finalize the Details
Before construction begins, we confirm the decisions that matter:
Layout and dimensions
Decking and railing
Stairs
Lighting and other features
Any remaining design details
The goal is to make decisions before construction, not during it.
2. Permits & Professional Requirements
If your project requires a permit, we coordinate the permitting process and required inspections.
More complex projects - such as elevated decks, second-story decks, or covered structures - may also require engineering or architectural verification. Additional professional fees apply when these services are required or recommended.
Handling these requirements early helps keep the project moving.
3. Materials Are Ordered & Your Project Is Scheduled
Once selections are finalized and necessary approvals are in place, materials can be ordered and construction scheduled.
Timing depends on your project's scope, permitting, material availability, and weather.
4. Construction Begins
Once everything is ready, the build begins.
A typical deck project may move through:
Site preparation → Footings → Framing → Decking → Stairs → Railing → Finishing Details → Inspection → Final Walkthrough
Every project is different, but the objective is the same: build what was planned.
5. What If Something Unexpected Comes Up?
Existing structures can sometimes reveal hidden conditions once demolition begins - such as rot, deteriorated framing, or inadequate previous construction.
If something changes the original scope, we'll explain what we found and what needs to be done.
Additional work isn't simply added without documentation. Changes are addressed through a formal change order so you understand the work and associated cost before proceeding.
6. The Final Walkthrough
When construction is complete, we review the finished project with you, address final details, and make sure the project is ready to enjoy.
